Browse Peachtree Corners Street Directory

To search Peachtree Corners streets by address, begin with the public parcel map and property roll, then connect the parcel to recorded deeds and other address-based files. The Peachtree Corners street directory is not a single household list. It is a careful match among county ownership records, city permit files, lawful voter data, and older directories. Each source answers a different question. A street address can identify a taxed parcel, while a separate mailing address may point only to the owner. That distinction matters in a Georgia city where postal names, municipal borders, and older community labels do not always match.

Walk a Peachtree Corners Street

A sound street-by-street search separates ownership from occupancy. Gwinnett County maps a parcel and names the assessed owner, but neither fact alone proves who sleeps at the address today. Use the parcel identification number, or PIN, as the link among the map, tax roll, legal description, and deed references. Then add lawful household evidence only when the source supports it.

The Peachtree Corners street directory works best as a five-part check:

  1. Enter the address in the Gwinnett Board of Assessors Property Search. Copy the PIN, situs address, indexed owner, separate mailing address, legal description, exemption, and deed reference.
  2. Choose Street Search in Gwinnett County GIS. Refine the results to parcels, then group or export the PINs instead of guessing a house-number range.
  3. Check the Tax Commissioner by name, PIN, mailing address, or situs address. Remember that the tax roll stays in the January 1 owner's name even after some midyear sales.
  4. Take the deed book and page to the official GSCCCA index. Match the lot and subdivision as well as the party name before treating an earlier grantor as a former owner.
  5. Use lawful voter extracts, post-incorporation permit files, and verified metro telephone books as added evidence. None is a complete roll of every person at a home.

This order prevents a common error: calling a tax-mail recipient a current Peachtree Corners resident. It also leaves a repeatable trail that another researcher can check.

For a whole road, begin with a GIS export rather than a hand-built list. House numbers may skip, parcels may face a side street, and a corner lot may use a mailing label that is not obvious on the map. Save the parcel set and the date. Open each PIN in the assessor, then mark the source date beside every owner name. If the goal is to learn who lived there in an earlier period, stop the current-owner work once the deed reference is secure and move to recorded conveyances and historical sources. That boundary keeps a present assessment from being mistaken for a long-term household history.

Peachtree Corners Address Fields

The assessor confirms three public search modes: parcel number, owner name, and property address. A result may also offer recent area sales and a comparison report. The official parcel layer supplies the most useful field inventory when the vendor screen will not load. These fields give the street directory a stable structure.

The Gwinnett property-tax search is shown below. Its four address and owner modes help confirm the annual tax identity after the parcel has been found.

The screen is a tax source, not a live list of people inside the home. Compare any January 1 owner with the latest recorded conveyance.

Homestead is another clue that needs care. Gwinnett says its regular exemption rests on owner occupancy on January 1. That supports a dated owner-occupancy claim, but it does not name other members of a household and does not prove that the owner remained through the full year. An LLC, trust, or estate name also needs deed review before it can be tied to an individual. The assessor can answer questions by phone at 770-822-7200 or by email at PropertyServices@GwinnettCounty.com; the stated email response can take up to three business days.

Peachtree Corners Street Record Layers

No single roll answers every address question. These record sets overlap, but each has a distinct keeper and limit. Together they form a useful Peachtree Corners street directory when their dates and roles stay clear.

When a portal fails, call or visit the custodian. The Assessor counter is at 75 Langley Drive in Lawrenceville and accepts walk-up, phone, and email questions. The Clerk offers free counter viewing. A Georgia Open Records Act request can seek an existing city export or a closed administrative file, but an office need not create a new report.

From Peachtree Corners Parcel to Deed

Recorded deeds give the owner chain more weight than a copied directory listing. GSCCCA searches by name, subdivision, unit, block, lot, book/page, county, date range, party role, and instrument type. Search the current deed reference first. Then search its seller as a grantee before the sale date. A legal description helps separate people with the same name and keeps the chain tied to the same land.

Parcel
A mapped unit of land with a county PIN.
Situs address
The physical location used for assessment, not the owner's mail destination.
Plat
A recorded drawing of lots, streets, easements, and boundaries.
Criss-cross directory
A directory arranged by street and house number rather than only by surname.

The surviving Gwinnett land run begins September 26, 1871. The earlier courthouse burned, taking many land and court files. Georgia Archives county cards, tax sources, and family papers may preserve fragments, but the street directory must not promise an unbroken chain before that date.

The Clerk's Real Estate Division is at 75 Langley Drive in Lawrenceville, with weekday hours from 8 a.m. to 5 p.m.; recording closes at 4:30 p.m. The office also accepts mail at PO Box 2050, Lawrenceville, GA 30046, and can be reached at 770-822-8100. Uncertified copies cost $1 per page. A certified first page costs $2.50, with $1 for each added page, and a large plat costs $10. Those copy fees differ from GSCCCA account and image charges, so choose the channel that fits the needed evidence.

Counter option. Free viewing at the Gwinnett Clerk can be more practical than opening a paid GSCCCA account for one deed chain.

Peachtree Corners Address Geography

Peachtree Corners began city operations in 2012. Older land, telephone, and census sources can say Norcross, Duluth, Pinckneyville, Mechanicsville, Berkeley Lake, or unincorporated Gwinnett. A modern street directory search should therefore preserve the parcel's subdivision, lot, and land description while testing past place labels.

Postal geography adds another wrinkle. Peachtree Industrial Boulevard addresses alternate between 30071 and 30092 along parts of the same road. Verify the exact house number with USPS address lookup.

The USPS result confirms delivery format. The city map confirms municipal jurisdiction, and the deed's legal description confirms the land.

Peachtree Corners Address Files Since 2012

Municipal permit and code records begin with the city's operation, not the neighborhood's earlier history. Building files can contain the address, applicant or contractor, project scope, permit dates, inspections, and certificate status. Closed code and Marshal cases may be requested. The city states that pending or open cases cannot be released, while fire and 911 material routes to Gwinnett County.

The city open-records instructions lead to JustFOIA.

Peachtree Corners Voters by Address

Georgia's My Voter Page is an identity check, not a street browser. A requester seeking a lawful geographic list uses the official voter-list order process. The form supports county, municipality, district, and precinct choices and can provide active-only or active-and-inactive records. Ordinary output is CSV. Phone, date of birth, Social Security number, and driver's-license data are excluded.

Gwinnett Elections explains the county registration system.

Inactive status does not prove a move, and registration does not prove every occupant. VoteSafe and the statewide Safe at Home program also protect qualifying addresses.

Older Peachtree Corners Street Listings

Verified metro telephone directories from 1968, 1972, 1974, and 1976 include Norcross-area or Greater Metro Atlanta exchanges. They can supply a surname, initials, street address, locality abbreviation, and telephone number. They are not verified Polk occupational directories, and no continuous local reverse-directory run was found.

Browse the page image under Norcross and known street names, then verify OCR against the scan. For the historical shelf and census pairings, use the Peachtree Corners city directory coverage rather than treating a modern address portal as an old household roll.

Note: A street label can change while the parcel's lot, subdivision, and deed book remain stable enough to reconnect the evidence.

Limits of Peachtree Corners Street Records

Property tools name assessed owners, not renters, children, partners, visitors, or a full household. A homestead exemption supports an owner-occupancy claim as of January 1, but it does not list everyone at the address or prove later occupancy. Voter participation shows an election date, never a ballot choice. Utility and delivery customer identities do not appear in these mapped systems, and motor-vehicle address data is restricted.

A street directory can support genealogy, deed review, civic research, and personal safety checks. It cannot justify exposing a protected address or turning uncertain links into claims about a person.

Lawful use. Use Peachtree Corners address records only for lawful personal research. Never use them to stalk, harass, intimidate, or defeat Safe at Home or VoteSafe protections.
